Built above eight lanes of the Massachusetts Turnpike and two active MBTA rail lines, Lyrik Back Bay stands as Boston’s most significant air rights development in more than 40 years. Located at the intersection of Massachusetts Avenue and Newbury Street, Lyrik has transformed a blank slate into a vibrant anchor in the heart of the city, bridging Back Bay and Fenway neighborhoods and establishing itself as Boston's gateway.

Developed by Samuels & Associates, Lyrik is comprised of two buildings, 1001 Boylston and 400 Newbury St. which are joined together via a two-level public plaza. 1001 Boylston, is a 450,000-square-foot lab and office space housing global headquarters for anchor tenants CarGurus and The LEGO Group as well as 35,000+ square feet of retail and dining. 400 Newbury St. is home to citizenM’s largest hotel to date— a 13-story property.

The Lyrik Story

Lyrik's vibrant heart is an open-air space where culture and community converge. The plaza seamlessly transitions from a serene daytime oasis to an energetic nighttime hub, hosting live shows, art displays, and seasonal festivities.

BUILT ON AIR

What was once air over the Mass Pike and a dangerous on-ramp is now the ultimate play-stay-work-and whatever’s on tap next destination. Lyrik centers around Back Bay’s newest open-air plaza and gathering space where people can enjoy retail, dining, entertainment experiences, and incredible views.


  • Rivian opened their first Massachusetts outpost in August 2024, followed by the opening of citizenM Back Bay in September 2024, their largest hotel to the public with 399 signature rooms, catering to the curious explorers, modern professionals, and relaxed wanders alike.

  • New dining destinations will have rolling openings throughout 2025, including Avra Estiatorio, CHICHA San Chen, Pink Carrot, George Howell Coffee, Van Leeuwen Ice Cream and Rosa y Marigold.

  • The two-level plaza is activated seasonally with various programs for the public to enjoy, from live music and art classes to welcoming seating for anyone who wants to sit back and enjoy the sunset from the best seat in Back Bay.

THE DNA

Lyrik’s location serves as a muse behind the name, drawing inspiration from the neighborhood’s eclectic rhythm and its legacy as a hub for music and art, and the creative energy from neighboring institutions such as Berklee College of Music, Boston Symphony Orchestra, Fenway Studios, and many others.


  • Lyrik is designed to be a destination that culminates the creative force that surrounds its location, allowing tenants, visitors, and passerby to participate in the vibrancy of the neighborhood, and come together to enjoy shared experiences.

  • Lyrik is also inspired by the neighborhood’s people, history and the connections that were built to bring Lyrik to life over the course of over a decade. In fact, Lyrik’s design as two buildings connected by a tiered plaza was the result of a single neighborhood voice asking to preserve the sunset view to the West for Back Bay residents.

AN ANCHOR

Sitting at the nexus of Boston and Cambridge, 1001 Boylston s Boston’s gateway and headquarters tower, offering unparallel connectivity and access to everything – from talent, amenities, public transit, and more.


  • CarGurus opened their new global headquarters in September 2024, featuring approximately 225,000 square feet of best-in-class workspace. Their dynamic collaboration hub is comprised of 10 floors offering 900 choice work points, 30 collaborative spaces, and central social spaces, all with flexibility baked into the design to support changing needs.

  • The LEGO Group announced their decision to move their Americas head office from Enfield, CT to occupy over 100,000 square feet over 5 floors at 1001 Boylston in August 2023, underscoring their commitment to providing a world-class workplace that attracts top talent. The LEGO Group began moving in May 2025, with employees beginning to embrace their new work zones designed with wellbeing, accessibility, and sustainability in mind.

  • 1001 Boylston was designed to achieve Triple Gold Certification, with LEED Gold, WELL Gold, and WELL Gold Core v2 Certification, as well as WiredScore Gold Certification.
